2007 Marketing Plan:

- WE WILL PREPARE AN ACCURATE MARKET ANALYSIS OF YOUR REAL ESTATE, showing what your current competition is, as well as the prices and terms of recent sales of similar properties. This information will give you the ability to recognize what a realistic sale price will be.

- WE WILL REVIEW your real estate using our Home Value Improvement Check List to help maximize the selling price. This checklist will suggest ideas and improvements that result in that 2% to 10% increase in selling price.

- WE WILL PROVIDE you with a breakdown of ALL COSTS associated with selling your real estate so you have an accurate estimate of the money you will receive at the end of the transaction.

- A HOME WARRANTY will be provided with your approval. On average, buyers bid 2% more for a warranted home. It gives buyers an added incentive to prefer your home over others, and eliminates many possible future problems for the purchases. It also reduces the time it takes to sell your home.

- WITHIN 48 HOURS WE WILL TRANSMIT COMPETE INFORMATION REGARDING YOUR PROPERTY FROM OUR COMPUTER TERMINAL DIRECT TO ALL OF THE REAL ESTATE OFFICES IN NORTHERN ILLINOIS. There is no faster way to make information regarding your home known to all cooperating real estate offices. FIFTY ONE THOUSAND real estate agents from 9,000 offices in EIGHT counties will have access to it. Information regarding your home will be in every real estate office from the Wisconsin border to the Indiana border and from Lake Michigan to past Elgin.

- YOUR HOME WILL BE ON THE INTERNET. All of our properties are placed on the Internet through two major websites. The National Association of Realtors located at www.Realtor.com. The Chicago Tribune located at www.ChicagoTribune.com/Homes. Anyone worldwide will be able to get information on your property by accessing any of these websites.

- WE WILL install our well known FOR SALE SIGN to make interested parties aware of the availability of your property 24 hours a day, 7 days a week, rain or shine.

- AN OPEN HOUSE WILL BE SCHEDULED on the first Sunday available, with your permission. Additional Open Houses will be scheduled, as needed.

- YOUR PROPERTY WILL BE ADDED TO OUR CONSISTENT ADVERTISING SCHEDULE, designed to attract buyers calls to our office SEVEN days a week. Media used will include the Tribune, local newspapers and direct mail.

- With your permission, we will keep a key to your property secure in our office, and/or install a secure electronic lock box at your home. This will allow your home to be shown while you are working or otherwise away, and will free you from being a house sitter.

- A WEEKLY FOLLOW UP WILL BE MADE of all real estate agents who have shown your property, in order to get the prospects reaction and feedback on your home. We will keep you informed as to this feedback, and periodic reviews will be made of your competitive position.

- As listing agent, I AM YOUR PERSONAL REPRESENTATIVE. All other agents will direct their questions and offers through me. I will submit all buyers offers to you and will use my negotiating skills to secure the highest price available, as well as dates and other terms that are beneficial to you. You will never be pressured to accept a contract that doesn?t meet your needs.

- AFTER THE REAL ESTATE IS SOLD, I will work with the attorneys, lender, appraiser, property inspector, surveyor, municipality and cooperating agents to insure a timely processing of the sale, and a closing of the sale. I will be working for you until you walk out of the closing office with your proceeds.

- OUR COMMITMENT TO SERVICE. If we do not provide one of the services in our marketing plan, please let us know and we will rectify it as soon as possible. If we do not rectify it within ten days, our listing agreement will be terminated, unconditionally.
